The main house - 2800 square meters living space area in one floor, includes five air-conditioned double bedrooms with unsuited bathrooms, dressing rooms, and balcony for each room.

A large reception - 200 sm2 -, living area with integrated sofa and antique Joglo - 600 sm2 -, as well as a modern kitchen with bar, office, dining room. The villa even has a private cinema, tennis court, two swimming pools, a helipad.

The villa is surrounded by a tropical garden, with two stunning swimming pool - length 30 m each - as well as a gazebo-spa and bungalow - 80 sm2 - over looking the beautiful rice field view.

TERMS & CONDITIONS

1. Rates
   All rates are net/villa/night, inclusive of daily breakfast, your own chef, your own driver, and airport transfers. Long term rate is available upon request.
2. High & Peak Season Periods: December, January, April, July, August, September.
3. Terms of Payment
   A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance to be paid in cash at the villa upon arrival. For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival. All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for any bank charges incurred.
4. Cancellation Policy
   For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$ 100 administrative fee. For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable. Notices of cancellation must be received in writing (by fax, email or mail). In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.
